Renters Face Rising Challenges Amidst Eviction Law Changes
Fran Brown, 58, has endured relentless housing instability, moving five times since 2017. Now, she braces for yet another rent hike, feeling completely vulnerable to landlords’ sudden decisions. Her experience highlights the growing insecurity that many tenants face in today’s rental market.
James, another renter, received a shock eviction notice in late February that he describes as “terrifying.” With a wife and two children, he struggles to find a new home on extremely short notice. “It’s really tough to face the reality of having to pack up our entire lives, built over 10 years, and relocate so suddenly,” he said.

Section 21 Evictions: A Controversial Practice Under Reform
Currently, landlords can issue a Section 21 notice to evict tenants without providing any reason, requiring only eight weeks’ notice. This loophole has long been criticized for leaving renters exposed to abrupt displacement.
The newly enacted legislation transforms this landscape by restricting landlords to a narrow set of valid eviction grounds. These include wanting to reclaim the property for personal use, tenant anti-social behavior, or repeated rent arrears. This overhaul aims to provide renters with greater security and stability.
Advocates Celebrate, Landlords Express Concerns
Clara Collingwood, interim director of The Renters Reform Coalition, hailed the changes as a monumental step forward. She emphasized that these reforms will deliver a “huge difference” in protecting tenants from unfair evictions.
However, landlords warn the new rules could complicate the process of removing tenants who violate lease terms. They fear legal hurdles may prolong disputes and increase financial risks.
Eviction Delays on the Rise
Government data reveals that private landlords now endure a median wait of 26 weeks between filing an eviction claim and reclaiming their property. This marks a significant increase from roughly 16 weeks a decade ago, underscoring the growing complexity and duration of eviction proceedings.
